A full renovation in Seremban in 2026 usually costs somewhere between RM20 and RM150 per square foot (iProperty Malaysia, 2026), with a typical mid-range job at RM120 to RM200 per square foot (PropertyGuru Malaysia, 2026). Where your house lands depends mostly on its age: an older terrace that needs hacking and rewiring costs more per square foot than a bare new unit in Sendayan or Seremban 2.
In short:
- Whole-house range: RM20 to RM150 psf (iProperty Malaysia, 2026).
- Mid-range renovation: RM120 to RM200 psf (PropertyGuru Malaysia, 2026).
- Kitchen cabinets are priced per running foot, not per house.
- Keep 10 to 20 percent of the budget aside for surprises (PropertyGuru Malaysia, 2026).
- Older houses cost more because of hidden work: wiring, floors and waterproofing.
All figures below are published market ranges with the publisher and year named. They are not our quotation. The only numbers that belong to Fatt Interior are our published kitchen bands.
How much does it cost to renovate a house in Seremban in 2026?
Most Seremban renovations fall within iProperty Malaysia's 2026 range of RM20 to RM150 per square foot, and a typical mid-range job sits at RM120 to RM200 per square foot according to PropertyGuru Malaysia's 2026 guide.
The two ranges describe different jobs. The low end of the iProperty range is light work: painting, a few new power points, one bathroom redone. The PropertyGuru mid-range figure assumes new floors, ceilings, wiring and built-in carpentry through most of the house.
So before comparing any number, decide which job you are actually doing. A repaint and a new kitchen is a very different budget from a full strip-out.
How does the cost change by house type?
The type and age of your house changes the cost more than your choice of tiles does. The table below shows the three situations we see most in Seremban. Where no published number exists for a specific house type, we describe the cost drivers instead of guessing a figure.
| House type | Typical work | Where cost usually goes | Published guide |
|---|---|---|---|
| Older Seremban terrace that needs hacking | Strip out old tiles and kitchen, rewire, level floors, redo wet areas | A large share goes on demolition, disposal and hidden repairs before any new finish | RM20 to RM150 psf across all levels (iProperty Malaysia, 2026) |
| Bare handover unit in Sendayan or Seremban 2 | Fit-out only: kitchen, wardrobes, lighting, grille, flooring upgrades | Almost all the money goes into things you can see and use | RM120 to RM200 psf for mid-range (PropertyGuru Malaysia, 2026) |
| Older bungalow or semi-detached | Larger floor area, plus roof, fence, porch, drains and garden | Bigger floor plate and outdoor work add separate lines to the bill | Exterior and landscaping RM10,000 to RM100,000 (PropertyGuru Malaysia, 2026) |
If you have just collected keys in Sendayan or Seremban 2, our new house renovation checklist for Seremban walks through the order of work for a bare unit.
How much does each room cost?
PropertyGuru Malaysia's 2026 guide gives a price bracket for each main area of the house. The low end is a small room with simple finishes. The high end is a large room with stone surfaces, appliances and full carpentry.
| Room or item | Published bracket | Publisher, year |
|---|---|---|
| Kitchen, whole room | RM10,000 to RM100,000 | PropertyGuru Malaysia, 2026 |
| Bathroom, whole room | RM5,000 to RM50,000 | PropertyGuru Malaysia, 2026 |
| Living room and bedrooms, including built-ins | RM10,000 to RM70,000 | PropertyGuru Malaysia, 2026 |
| Exterior and landscaping | RM10,000 to RM100,000 | PropertyGuru Malaysia, 2026 |
| Basic built-in furniture, per piece | RM3,000 to RM6,000 | PropertyGuru Malaysia, 2026 |
| Contingency | 10 to 20 percent of total | PropertyGuru Malaysia, 2026 |

The kitchen is usually the biggest single line. Its cabinets are priced per running foot, so the length of your walls matters more than the floor area of the room.
| Item (AmpQuartz, 2026) | From | Up to | Unit |
|---|---|---|---|
| Melamine board carcass | RM290 | RM600 | per ft run |
| Plywood carcass | RM330 | RM600 | per ft run |
| Aluminium carcass | RM400 | RM700 | per ft run |
| Quartz top | RM70 | RM190 | per sq ft |
| Granite top | RM10 | RM500 | per sq ft |
Our own published Seremban figures: a small 10-ft kitchen (base units, wall units, laminate top) begins at about RM 9,000. Bigger or L-shaped layouts with a quartz or sintered stone top are commonly in the RM15,000 to RM50,000 band, with size and material deciding where in that band you land. Our kitchen cabinet price guide explains the per-foot pricing in more detail.

Bedrooms are mostly carpentry. A wardrobe, a study desk and some shelves are each a built-in piece, and a basic piece costs RM3,000 to RM6,000 according to PropertyGuru Malaysia's guide on built-ins (2026).
Why do older Seremban houses cost more to renovate?
Older houses cost more because part of the budget goes into work you cannot see once it is finished. Many terraces in the older parts of Seremban were built decades ago and have been patched more than once. Once the old finishes come off, these are the usual extra jobs:
- Rewiring. Older houses were wired for a smaller electrical load. Adding an oven, induction hob, air-conditioners and water heaters often means new wiring and a new distribution board rather than extending the old circuits.
- Floor levelling. Floors that have been tiled over two or three times end up at different heights between rooms. The old layers may need hacking and a new screed before tiling.
- Waterproofing. Rear kitchen extensions and old bathrooms often have little or no waterproofing under the tiles. Leaks show up as damp walls or stains on the ceiling below.
- Plaster and render. Hollow or cracked plaster sounds fine until the wall is drilled for cabinets. Then it has to be repaired first.
- Debris disposal. Hacking produces a lot of rubble, and carting it away is a separate cost that a bare new unit does not have.
None of this has a fixed price. It depends on what is found once the walls and floors are opened, which is why the contingency matters most in older houses.
How should I budget for a Seremban renovation?
Start with the rooms you need, not the total you hope for, and add a 10 to 20 percent contingency on top as PropertyGuru Malaysia's 2026 guide recommends. This order keeps the budget honest:
- List the work room by room. Mark each item as must-have or can-wait.
- Measure your walls. For the kitchen and wardrobes, note the length in feet. This is what carpentry is priced on.
- Use the room brackets above to get a rough range for each room, then add them up.
- Add the contingency. Keep 10 to 20 percent of the total aside and do not spend it on upgrades.
- Try the renovation cost estimator to check your rough figure against the published ranges.
- Get itemised quotes that state running feet, board material, table top and hardware, so you can compare like with like.
Timing affects cost too. A typical landed-house renovation takes about 4 to 8 weeks depending on scope, and changing the plan halfway through usually adds both time and money.
Before you sign: a renovation quote checklist
Two quotes for the same house can differ a lot because they describe different jobs. Check each quote for these points:
- Hacking, debris disposal and site cleaning are included or clearly excluded.
- Rewiring and new power points are listed with quantities.
- Waterproofing for wet areas is written as a separate line.
- Kitchen and wardrobe lengths are stated in running feet.
- The carcass board is named: plywood, melamine board or aluminium.
- The door finish and table top material are named.
- Hinges, drawer runners and handles are specified by type.
- Payment stages are tied to finished work, not dates.
- Who does the carpentry: the contractor's own team or a subcontractor.
If something is missing, ask for it in writing before paying a deposit.

Common questions about this topic
How much does a house renovation cost in Seremban in 2026?
iProperty Malaysia's 2026 guide gives RM20 to RM150 per square foot for renovation work across all quality levels, and PropertyGuru Malaysia's 2026 guide puts a mid-range job at RM120 to RM200 per square foot. In Seremban the biggest swing factor is how much old work has to be hacked out before anything new goes in. These are market ranges, not a Fatt Interior quote.
Is it cheaper to renovate a new Sendayan or Seremban 2 unit than an old terrace?
For the same floor area, a new bare unit usually costs less. There is no hacking, no debris to cart away and the wiring is recent, so most of the budget goes into tiles, carpentry and fittings you can see. An older terrace often pays for demolition, rewiring and floor levelling first.
How much should I set aside for unexpected renovation costs?
PropertyGuru Malaysia's 2026 guide recommends holding back 10 to 20 percent of your total budget for surprises. In older Seremban houses that reserve is often used on replacing old wiring, levelling floors that have been tiled over more than once, or waterproofing a rear kitchen extension.
How much does a kitchen cost as part of a Seremban renovation?
PropertyGuru Malaysia's 2026 bracket for a whole kitchen is RM10,000 to RM100,000. For the cabinets alone, AmpQuartz lists RM290 to RM600 per running foot for melamine and RM330 to RM600 for solid plywood in 2026. Fatt Interior's own published band for larger Seremban kitchens with quartz or sintered stone tops is RM15,000 to RM50,000.
Are the prices on this page Fatt Interior quotations?
No. Apart from Fatt Interior's published kitchen bands, every figure here is a third-party market range from iProperty Malaysia, PropertyGuru Malaysia or AmpQuartz, with its 2026 publication year. Your real cost depends on measured cabinet lengths and the demolition scope, so it needs a site visit or at least a floor plan and photos.
